VENICE

Venice is a conceptualized boutique condominium project in a hip emerging neighborhood within a short walking distance to Whole Foods and a multitude of neighborhood amenities. The site is 1.5x larger than the typical lot size and enjoys alley access for resident parking out of view. The entitlement strategy converts a single story existing apartment building to for-sale architectural townhomes by maintaining 50% of the perimeter walls and expanding laterally to take advantage of the lot plus vertically to add a second story and rooftop terraces thereupon. The Developer sold the building vacant with design in 2018.
